businesses, developers, environmentalists, and the City of Austin; which all recognize Oak
Hill's natural necessity to transform herself into the 21st century....

VAGARIES INHIBIT
OAK HILL'S WEST PARK PUD
(next to ACC Pinnacle, 8000 Hwy. 290 W Austin, TX)
Early December 2009, the City of
Austin held a Oak Hill community meeting at
Western Hills Church of Christ; the agenda;
Rudy Belton’s: West Park PUD. Dowe Gullatt, an
attorney for
Clark,Thomas, Winters, PC, represented Mr.
Belton. According to Mr. Gullatt, "...the West Park
PUD had past the 'preliminary stage' of the plan; but
had not received 'final approval'." Mr.Gullatt was
in Oak Hill seeking community support for a change in
the PUD document from 70,000 sf of commercial:
to 901,600 sf of commercial space; plus 120,000 sf for
a hotel.
As extolled by Mr. Gullatt, Rudy
Belton’s: West Park PUD was
environmentally superior; because it captures
water onsite, manages, and treats runoff from Windmill
Run; which currently, is untreated. The sites plan;
designed by Paul Lineahan, exceeds current SOS
limitations for impervious cover (25%). Mr.
Lineahan’s design envisions
40% net for impervious cover. Consequently,
according to Mr. Gullatt; “…environmental mitigation
should happen in Oak Hill; however, some will occur
outside Oak Hill 'proper'. While trails are a part of
the mitigation plan; some trails will occur outside of
Oak Hill”.
Mr.
Gullatt extolled the virtues of the “gift that
keeps on giving”. He elaborated; “…a
development fund would be set up for the acquisitions
of environmental lands; which benefit the community; as
well as trails.”
While long Oak Hill
has eagerly awaited a spark plug to initiate her Town
Center, some residents were cautious of the
ramifications; increase traffic, and aesthetic
viability. Bill Schultz suggested; "...the
commercial components were inverted, and should more
heavily favor, a residential population; through the
use of VMU". Ann Coleman suggested; the design was
too vague. She suggested a contractual,
Memoriam of Understanding;
whereby, "...the proposal wasn’t merely an
entitlement grant; only to be flipped to the next
developer". Other's felt, Mr. Lineahan design was
flawed. They wanted larger 'set-backs' with internal
synergy between the buildings; as well as a
residential population in order to support TOD's
(Trans-Oriented Developments).

projects from citizens to date. This is more than we can pay
for at
once. We need your help to determine the community values and
priorities for Austin's
mobility system.

2009
On April 4th 2009, Sandy
Baldridge led a community 'get together' for a good old
"barn raise'n". With the help of United Methodist Church,
Boy & Girls Club, Wyatt's Nursery, Austin Pizza Garden, Rose
Hart Trail Foundation, and OHAN, Williamson Creek hike and
bike trail received a face lift. The community cleared a the
section of Williamson Creek between William Cannon and
Patton Ranch Road. Click on the images on the left for more
